Your luxury property is special and unique. There are features that would inspire buyers, a gorgeous layout and design, and the location, just fabulous. Now that you are considering putting it on the market, the main concern is how to showcase the house properly to attract a buyer that will fully appreciate all that it has to offer.

Number one, work with a realtor that has marketing knowhow. With so much happening virtually these days, the standard plan of running ads in the newspaper, mailing out postcards and hosting open houses, is just not enough. Agents that apply social media and targeted marketing campaigns can literally create personalized audiences for your property. Be sure to ask how well they understand retargeting and ask to see some of the statistics and results of previous marketing campaigns.

Number two, stage the property. This is essential for vacant properties. Bringing in a professional stager will not only highlight different spaces throughout the house, but it also allows buyers the opportunity to visualize themselves living in the house. Even if the property is furnished, having a staging consultation will help to showcase the house in its best light, sometimes simple decluttering, depersonalizing, and colorful accents around a room can impress buyers and create a buzz about the house.

Number three, think outside the camera. Professional photos are an absolute must, but these days buyers want more than still photos. According to Wise Owl, 84% of people say that they’ve been convinced to buy a product or service by watching a marketing video. Video, more so than photos, can give you a better sense of virtually visiting a property. Drone photography and videography also plays a big role in conveying the location to online buyers.

Number four, make it feel exclusive. A public open house is probably not the best way to go with a luxury property. The goal is to let buyers feel it is a privilege for them to tour the house. While this may produce fewer showings in the luxury market, it’s more about finding the proper buyer and not so much having the masses come and sightsee the property. Having a broker open house by invite only, is a great way to convey that this house is special, and so are the clients that are able to see it.

Number five, develop a special identity for the property. A great way to have your property stand out is to brand it. Some estates already have names, and using this name prominently in the marketing will help buyers to remember it. Other creative ideas can include making a special logo just for the house or even a slogan or a saying that encompasses one of the special features or premier location. This will also help keep the house in the forefront of buyers’ minds.
